Siliguri is a city on the brink of an exciting future. The business hub of North Bengal, Siliguri is the funnel through which trade and commerce flourish in the North East. The successful trading between India and China through the Nathu La has greatly increased traffic in this all-important corridor. Therefore it has paramount importance for developing the local economy as well as that of the North East. City Centre Siliguri is located on NH 31, adjacent to Uttorayon; Designed by Morphogenesis architectural Studio, New Delhi, 400-acre Township will open up new possibilities for lifestyle in Siliguri. The new township of Uttorayon has been coming up in Siliguri over the past 2 years and a vibrant commercial centre, City Centre -Siliguri has been planned as part of this township. Located at the entrance to the township, the City Centre provides the interface between the township and the city of Siliguri. It provides the city a much-needed organized and well-planned commercial district and also serves the township for all its commercial needs. It is envisaged as a new destination and magnet for the region.

The entire Project is planned on a site of over 10 acres; its constituents are commercial offices, a family entertainment centre and a business hotel. These are built on an area of almost 10-lac sq ft amidst public plazas, gardens and atriums.

The commercial office component covers an area of around 330000 sq ft organized in 2 blocks. The offices are approached through an exclusive road running through a lush and luxuriant landscape. One enters at the ground floor dedicated to common facilities like cafes and business centers, whereas the upper floors are dedicated to private office space organized in modules of 1000 sq ft. Each office space has areas zoned for individual toilets and pantries. Each floor of the office building is provided with breakout spaces in the form of landscaped terraces.

The family entertainment centre has been conceptualized as a large conglomeration of buildings offering something for each member of the family under one roof. There is a judicious mix of retail, F&B outlets, entertainment areas; children's play areas and a large 4-screen INOX to offer each member of the family a reason to be here. The buildings sit on a large podium with multiple entranceways inviting the people to come in. Visibility to all retail segments is enhanced by the use of a large central atrium space, which also serves as a multi-function arena for the associated activities with retail. Vertical circulation is organized with elevators and state of art escalators making for easy accessibility to all levels of the centre.

The retail space has been provided in diverse sizes ranging from small kiosks to a large hypermarket of 100,000 sq ft and 60,000 sq ft Pantaloons. The profiling of shops will be carefully done so as to provide a mix of international, national and local brands. Brands in this development include, Wills Life Style, Biba, Archie's Casa Blanka, Raymond's, Prime Watch World, Spyker, Mufti, and GKB, John Players, M&B Foot Wear, Moustache, Metro, Turtle etc.

Interspersed with the retail are the various restaurants and cafes, which provide a welcoming, break from shopping. Among these is a large food court of about 20000 sq ft Hangout providing an affordable multi-cuisine dining experience. There are open leisure areas attached to these and also dedicated entertainment zones providing video gaming, a bowling alley and other indoor adventures to the young and young at heart. To provide the final illusory experience is the large modern 4-screen multiplex offering a wide choice of the latest in world cinema. All this is spread over a staggering 450,000 sq ft.

The third component of the City Centre is a modern international style business hotel of over 125 000 sq ft set in its own landscaped grounds. This 150-room hotel will have all day dining, specialty restaurants, bars, a health club with a swimming pool, a business centre and a large banqueting and conferencing facility.

The entire complex is serviced by a large underground and surface parking of a thousand cars. Needless to say that all shopping areas are centrally air-conditioned. The entire power supply is backed up with generator sets. One of the key features of the complex is the distribution of public open space. Open space has been so structured that it becomes accessible to all and is used for various functions. The key organizing principle for the buildings has been a form of striation, which allows the intertwining of landscaped open areas within the buildings.

The buildings have been so designed that the largeness of the program never assumes daunting proportions. In keeping with the traditional Indian schema of high streets and porous spaces, the family entertainment centre breaks down into a complex of well-scaled structures offering maximum interface to the users. The visual expression of the complex is as varied as its program. The office blocks rise up as crisp, modern but understated structures with careful attention to solar orientation, shading and image. In contrast to these, the retail blocks assert their presence through large signage panels organized as a series of vertical elements addressing their excellent location on the national highway. The hotel by contrast again, steps back to create a distance between the hosed of the highway and itself.
